Design-Build (DB)

The Owner hires us to manage the entire project from start to finish, including the design and construction phases. DB is typically used for construction projects where the Owner has clearly identified their needs and requirements prior to the start of design. A DB approach can be appropriate when schedule is a concern, as it removes the components of the schedule that would typically be consumed by the bidding and procurement process.

DB allows for the project to be split up and designed in separate phases – sitework, building, shell, building finishes, and more – allowing for an earlier start to your project.

Minimized project cost

With Streamline in charge of the design, we can design the project to your budget, therefore controlling the project’s costs.


Risk of design errors transferred to Streamline

Design-Bid-Build (Competitive Bid)

This is the most common delivery method, creating a clear separation between the design and construction phases of your project. With Design-Bid-Build, the selection of the construction manager is generally made based on cost after the completion of the design and bid phases of the project. This method is typically best for projects that are more simpler in scope, where pricing is a factor and schedule doesn’t need to be accelerated.

Design complete prior to start of construction

Fixed construction cost at time of project award

Generally the best value with the lowest price

Construction Manager At-Risk (CMAR)

With the CMAR delivery method, Streamline is legally responsible for delivering the project on time and on budget.
This approach:

Minimizes Owner risk

Provides a higher level of cost control

Is better suited for larger projects

Construction Manager as Agent (CM-A)

With the CM-A project delivery approach, Streamline acts as the Owner’s representative and helps the Owner manage and make decisions about the project. Here, the general contractor doesn’t enter into subcontract agreements with any trade contractors.

Owner can select subcontractors.

Lower cost option to CMAR

Owner is much more involved and assumes more risk.
